Buying Process

Cathance Shores, LLC personnel are committed to making the buying process at Cathance Shores as easy and as enjoyable as possible.

The Cathance Shores web site and other collaterals, hopefully, will provide you with the information necessary for you to decide to visit Cathance Shores in person. We can assist you here by making reservations for you at a local motel, bed and breakfast, etc.

We will make every effort to answer all of your questions at this juncture. However, a personal visit to Cathance Shores is a must!

Once at Cathance Shores, there is a lot to see and to learn leading up to a decision on your part. Keep in mind that all Cathance Shores site visits are by appointment only. Why? Simply because it is necessary that you experience the Lake and Cathance Shores from the water prior to viewing this Maine property and the lakefront lots from the land in order to obtain a true feeling and appreciation of this very special down east Maine property.

At the end of your initial site visit, we will gather with you to answer all of your questions, and to discuss "where do we go from here." A return site visit is certainly very much in order, and an appointment can be made on the spot.

Should local financing be an issue of importance to you, we can put you in touch with a financial advisor at the Machias Savings Bank who will be able to provide you with the financial information you request in a timely fashion. Obviously, you may wish to select another financial institution to service your needs. If so, we will work with that institution to yield the information you request.

Should you wish to talk with several builders of lakeside homes in the area, we will be pleased to provide you with the requisite information for you to make contact with one or more of them.

We have retained an onsite professional who can serve as your "site manager" should you wish to retain his services. Longer range, this individual will serve as the Cathance Shores Property Owners Association Caretaker. In this capacity, he will serve as every lot owner’s caretaker. He is also willing and capable of taking on directed projects/tasks per each and every lot owner’s request.

Every effort will be made by Cathance Shores personnel to answer your questions. During this process, issues may arise which cannot be answered on the spot, or are important enough to the Buyer or Seller to provide time to answer or resolve. A common example is that time may be required to obtain financing.

An Agreement of Sale can be drawn up which provides time to resolve issues that are named in the Agreement of Sale, providing both parties agree to the resolution period.

The Standard Agreement of Sale provides thirty (30) days to resolve all issues. The duration may be reduced or extended by mutual agreement.

Closing will take place at a time that is mutually acceptable by the Buyer and the Seller. Closing will take place in the offices of the Cathance Shores attorney. Title or deed insurance will be available at the Buyers' expense. At all times, remember that we at Cathance Shores LLC wish to make your purchase decision and closing as straightforward and as pleasant as possible.
